Each year fires cause $8.6 billion in direct property loss. According to FEMA, fires can engulf a property within a period of five minutes. Heat and smoke from fire can be more dangerous than the flames themselves. Secondary damages such as smoke and soot can cause costly repairs as well.
After any fire damage situation, your primary focus should be safety:
After the fire department has left the property, it is the owners’ responsibility to protect their building from further damage.
•All insurance policies mandate that it is the insured’s responsibility to mitigate their damages to minimize or eliminate secondary damage from occurring, regardless of fault or cause of the fire.
•All holes, broken windows, open roofs and open doors should be covered, secured or boarded to protect your property from secondary damages caused by weather, theft or vandalism.
•Ascertain if there are any emergency power or plumbing needs, such as providing power to an undamaged part of the property, to maintain the businesses in that area. Communicate this to your Vic’s representative so that the necessary work can be provided.
•Contact your insurance company.
Days After the Fire
1.) The insurance company will begin the investigation and estimation claim process with Vic’s to reach an agreement of the work, and many times will also retain the services of a private fire investigator to determine the exact cause of the fire.
2.) Vic’s will begin Phase 1 of the Emergency Services (in conjunction with investigation).
•Each fire loss will have subsequent water damages, as the suppression of the fire will take large amounts of water. In multi-story structures, the water damage can be more significant than the fire damage.
•Initiate dry-down of adjoining structure units due to fire suppression if required.
•Possible dry-down of structure maybe required.
Reconstruction of the Property
1.) Vic’s will provide a scope and estimate of work to restore the property to its pre-loss conditions.
2.) Vic’s and the adjuster will reach an agreement on the scope of work that needs to be done for the reconstruction and shortly thereafter, the price of this work.
•Vic’s to begin Phase 3-a complete rebuild.
•Remember, the choice of who works on the property is up to the building owner or the responsible party (i.e. Property Management Company). Vic’s is a preferred contractor for most property management companies in the LA area.
•The adjuster may also involve other parties to assist in the handling of your claim, such as an accountant to help calculate potential loss of business income.
